We were honored to be selected to list and lease the former dispensary space at 35 E. Cross, located next to Aubree’s in the heart of Ypsilanti’s Depot Town. The new tenant, which sells to both wholesale and retail customers, originally started in Ypsilanti before relocating. We are proud to have played a role in bringing them back to the community and look forward to their official announcement.

Thrilled for our clients on this income-producing duplex in Ypsilanti Township! A husband/wife team (he’s in sales, she’s a consultant) this is their second investment property acquisition. They bought their first rental a few years ago, but quickly decided that hands-on property management was NOT for them, and exited. This time around, Prosect Realty Group is handling the sale (from one of our current leasing clients) and will then be handling the ongoing property management. Truly a win-win-win for all parties.

Before you start buying rental properties, you MUST consider a) common surprise repairs b) typical costs from licensed contractors in your specific area and c) what will you do when multiple issues hit at once? Example: A client bought a Detroit duplex (48215) in 2021 for under $60K. Great deal—but it included decades of deferred maintenance. After going through two “bare minimum” managers and wasting thousands of dollars on band-aid repairs, they hired Prospect Realty Group for property management with an eye toward true asset management (strategic planning and oversight to protect ROI from a longer term perspective). A recent “leak” here quickly turned into a $7,200 repair: trenching the basement, replacing a broken 40-ft pipe, and repairing everything. Because of our management approach, the client was READY, our contractors were on standby, the tenant got a fast fix.

Three adult sisters inherited this house upon their mother’s passing, with one of them appointed executor for the purpose of a sale. The home, an original century-old farmhouse, was not in the best shape, and it was filled to the brim with antiques and collectables. The sellers thought it would take three weeks to get it emptied, and then just a light cleaning. It actually took three months to get emptied, and it needed some minor repairs and new flooring in a few rooms to be ready for showing. We found a buyer willing to waive inspections, which paved the way for a super smooth closing for our clients.

We have a tenant who has lived in the same apartment for many years and who has told us that he never wants to move because the place is so perfect for him. He is a retired United States military veteran on a fixed income, and over the past two years, rising food and utilities costs in particular have eaten away at all of his “discretionary income.” We are very grateful for the veteran-oriented nonprofits that we work with who have always been able to step in to keep him current on his rent. After all, he deserves to live in peace without worrying about his future home! At Prospect Realty Group, we always treat our tenants with respect.
