Washtenaw Housing Alliance

Our local housing issues will not get “solved” by any one policy or program, because that is not how life works. But our housing issues can be measurably improved by collective action from capable people who represent a variety of interests and viewpoints. That’s why Investors Realty Group actively participates in the Washtenaw Housing Alliance’s LANDLORD ADVISORY COMMITTEE. We’re working to help educate landlords about the benefits of housing vouchers, while also educating housing voucher program administrators on some of the bureaucratic requirements that drive up housing costs. During September, we sponsored an event that brought County Commissioner Annie Somerville and State Senator Jeff Irwin to meet with our group and talk about ways that we can all work together toward our common goals: safe, affordable, appropriate, accessible housing for 100% of our community members.

Ypsilanti Downtown Development Authority

Investors Realty Group Broker/Owner Colleen Kennedy serves on the board of directors of the Ypsilanti Downtown Development Authority (DDA). The goal of the DDA is to contribute to the city’s vibrancy by fueling development and growth that benefits businesses and residents. The 12-member team, along with the Mayor of Ypsilanti, works together at the crossroads of community and government to help finance business owners’ needs alongside everyday improvements that support our city’s infrastructure and health.

Insurance Audits

We regularly meet with the local insurance agents that cover our clients’ properties. A well-written policy can be the difference between profit and loss on your rental. Here our Owner and VP of Portfolio Development is meeting with State Farm agent Cameron Barnes from Royal Oak, Michigan. Cameron recently wrote new policies for a 12-unit portfolio under our management. Thanks Cameron!

Working with Contractors

We always walk through units under our management with the contractors we are hiring. Developing a clear punch-list and setting expectations is critical. Here is our broker/owner Colleen Kennedy making sure that contractors are keeping on task.

Managing Utilities

Management of utilities is another area that can be the difference between profit and loss on your investment property. Here is our broker/owner Colleen Kennedy performing a utility audit at a property under our management.

Routine Maintenance

Owner/ VP of Portfolio Development Jeff Muir inspects a repair at a property under our management. Tenants nailed a rug to a part of the roof that they were accessing through a window. The nail holes caused water to leak through and damage the ceiling below.

Commercial Leasing

Owner/Broker Colleen Kennedy gets a new commercial tenant moved in to 10 N. Washington in Ypsilanti. This restaurant unit sat vacant for 6 months. Once we were hired, it was leased and occupied within 30 days!

Project Management

We’re experienced at planning, coordinating and managing complex projects. Broker/Owner Colleen Kennedy coordinated a roof replacement on this 20 unit building in Ypsilanti. This was roughly a $100,000 project that you wouldn’t want a rookie handling!

Experience that Protects Our Clients

After Chandler graduated from South Lyon H.S. in 2020, he took a summer labor job with a large property management and construction firm. Over the following two years Chandler was promoted first to leasing agent, then assistant property manager, and then property manager. He managed a challenging portfolio of over 300 rental units in Wayne, Washtenaw and Monroe Counties (including everything from single family homes to a 200 unit apartment complex), while also handling marketing, leasing, asset management, quoting, and labor supervision. Chandler is also a licensed real estate salesperson!

Evictions & Challenging Tenants

Our staff has overseen dozens of evictions and are highly experienced with all aspects of the eviction process. Most evictions can be avoided through clear, consistent communications and property record keeping. Distressed Properties

Investors Realty Group is HIGHLY experienced at onboarding distressed properties and portfolios. This is a 22 unit apartment we managed in Wayne, Michigan. Tenants had been “paying” their rent “in cash” to a fellow tenant, who had been designated the “property manager” in exchange for a rent credit. Shockingly, that did not work out to the owner’s benefit. We put an end to that.
